Affordability (Tragbarkeit)
The bank test of whether you can carry a mortgage: housing costs at a notional interest rate must stay below about a third of gross income.
Banks use a calculation rate well above market rates, plus maintenance and amortisation. In retirement your income falls, so a mortgage that was affordable at work may not be later.
